Sarasota County’s housing market has entered a new phase in 2025, shifting away from the rapid price appreciation seen during the pandemic boom. Inventory is rising, price cuts are becoming more common, and mortgage affordability is increasingly strained.

These changes reflect broader economic headwinds and shifting buyer sentiment across Florida’s Gulf Coast. Let’s explore the Sarasota, FL’s housing market here:

Home Value Growth YoY of Sarasota, FL, Dropped to -8.9%  in 2025

According to the latest data available on the Reventure App, Sarasota County’s housing market has seen a sharp downturn in 2025. The year-over-year (YoY) home value growth has declined to -8.9%, marking a significant shift from the strong price appreciation observed in previous years.

This drop follows a dramatic cooldown from the peak in 2022, when home values skyrocketed by 38.3%, one of the highest surges in the county’s history. In 2023, the growth rate slowed to 2.2%, indicating the beginning of the market correction. The current negative growth indicates that buyer demand has weakened considerably, and price adjustments are becoming more pronounced across the market.

Historically, Sarasota experienced similar downturns during the housing crash of 2008–2009, when YoY growth plummeted to -20.6%. Although the current decline is less severe, the -8.9% figure in 2025 reflects growing concerns about affordability and tighter financial conditions.

The Sarasota housing market is now entering a correction phase, with further moderation likely if current trends persist.

The steep drop from a peak score of 79 in 2021–22 to a low of 27 by 2025–26 highlights the extreme cooling in the market and reduced buyers’ demand.
